How to Get an Address for Your LLC in Florida: Home, Virtual Address, or Registered Agent?

Option 1: Your Home Address
Cost: free. Fits: principal, mailing and, if you are willing to be available at home during business hours, registered agent.
This is the default for a first LLC and it is legal. The trade-offs are practical rather than legal. Your home becomes searchable by name on Sunbiz and on the data sites that copy it. Some residential leases and HOA rules restrict running a business from the unit. Marketplaces, licensing boards and some banks treat a residential address as a flag for extra review. Option 2: A Licensed Business Address at a Commercial Building
Cost: about $30 to $80 a month in South Florida. Fits: principal and mailing address, plus your website, invoices, bank paperwork and Google listing.
This is a real street address at a commercial building that licenses you a business presence and receives your mail as a USPS-registered Commercial Mail Receiving Agency. You complete USPS Form 1583, the provider activates the address, and you use the approved format on your filings. It is what people mean when they search for a "virtual address for an LLC".
What to check before you pay: that the building is real and operated by the provider, that mail is logged and held for pickup with clear forwarding rules, that there is no setup fee hiding behind a low monthly price, and that the term is long enough to keep the address stable on Sunbiz. What it does not do: it is not a registered agent address on its own, it does not sign for certified mail or court papers, and no provider can promise that a particular bank will accept it. Option 3: A Registered Agent's Office
Cost: about $99 to $299 a year. Fits: the registered agent field only.
A registered agent is a person or company with a Florida street address that agrees in writing to accept legal papers for your LLC during business hours, as required by Florida Statute 605.0113. National services like Northwest, LegalZoom and Incfile sell this as a yearly subscription. Some also let you use their address as your principal address for an extra fee, which is convenient but puts your company at an address shared with thousands of others.
The mistake to avoid is the reverse: listing a business address provider as your registered agent because it is a Florida street address. Unless the provider has explicitly accepted that role in a signed agreement, the designation is invalid and usually a breach of the address terms. The Usual Setup, in Order
- Get the business address first. Sign up, complete onboarding and wait for the activation letter. You need the approved address format before you file, not after.
- Choose a registered agent. A service, or yourself if you truly are available at a Florida street address every business day.
